At Homemark, Inc., we understand that purchasing or investing in real estate can raise a lot of questions. Our FAQ section is here to provide you with quick and clear answers to the most common inquiries about our properties, services, and processes.

TURN OVER OF UNIT
  • The developer will send an info text message to the buyer when the housing loan is approved.
  • The buyer and broker will also receive a Notice of Take-out and Turn-over via email or mail. The notice states the buyer’s dues.
  • It can be paid at any BAYAD CENTER BRANCH. The BAYAD CENTER CARD is attached to the Notice of Take out and Turn-over (visible at the top right) along with the HLID No. which serves as the Account Number for the payment of Monthly Amortization.

  • After paying the Miscellaneous Fees and Monthly Amortization at the Payment Center, you may wait 3-5 working days for the posting of the payments. The buyer should contact Ms. Janet Toledo at the email address jttoledo@homemark.ph or mobile number 0961-4767425 to receive the following documents:

  1. TURN OVER FORMS (ASSESSMENT & ANNEXES A-G).
  2. Meralco Application Form (for buyers who paid the move-in fee)

 

  • The buyer will be given by the Customer Relations Associate a set day or date when the unit can be visited for turnover.
  • All documents sent to the buyer via email must be brought on the designated turn over day.
  • Make sure that the details and signatures required on each page are complete, as well as the number of your copy for the notary.
  • Attach a copy of 2 valid ID’s for the Meralco application.
  • Place the documents in a long brown envelope.
  • On the day of the turn-over, the buyer will receive the following:
  1. Three (3) sets of house keys
  2. Copy of Move-In Clearance with Authority to Move-in
  3. Copy of Housing Loan Application
  4. Copy of Contract to Sell (CTS)
  5. Copy of Transfer Certificate of Title (TCT)
  • The Customer Relations Associate will inform when other documents that need to be notarized can be returned.

 

REMINDERS

  • Contact Ms. JANET TOLEDO within 30 days starting from the day of Loan Take Out from Pag-IBIG or upon receiving the notice to ensure the warranty of your unit. Failure to process the unit’s turn-over within 60 days from the day of Loan Take Out means that you accept the unit as CONSTRUCTIVE ACCEPTANCE or “…as is where is”.

  • Please carefully follow the DATE AND TIME given to you for the turn-over of the unit to avoid any delay and inconvenience to other buyers.

  • In the absence of the principal buyer for the actual day of the turn-over, it can be done by the following:

    • HUSBAND – send copy of Marriage Contract, valid ID’s (principal buyer and spouse)
    • PARENT – bring Birth Certificate of Principal Buyer and valid ID’s (principal buyer and parents)
    • ATTORNEY-IN-FACT (AIF) – valid ID (principal buyer and representative) and Special Power of Attorney (SPA). SPA used HDMF/Pag-IBIG application process is not allowed.

  • Please bring a copy of the Move-in Clearance along with the Authority to Move-in or Temporary Acceptance on your moving day.
MOVE-IN REQUIREMENTS
The unit owner must submit the following documents to the Guard on duty:
  • Copy of Move-in Clearance with Authority to Move-in.
  • Copy of the UPDATED PAYMENT of
    monthly amortization in Pag-IBIG.
  • Copy of VALID ID
  • For RENTER – Authorization Letter
    from unit owner.

  • Endorsement from Site Collection Unit (get it from Site Offices)

  • Copy of one (1) valid ID

  • P500.00 for water deposit

  • P4,400.00 for water meter

  5. Letter of Intent (Tagalog / English acceptable)

  6. Photocopy of valid ID/s

  7. P11,000.00 Construction Bond Payment

  • MAJOR CONSTRUCTION BOND

  1. Numbers 1 to 6 (Minor)

  2. Plan / Blue print

  3. Building / Extension Permit

  4. P16, 000.00 Construction Bond Payment
CONSTRUCTION BOND REFUND
  1. Application Form for Refund (get if from EMD Offices)
  2. Original copy of Provisional receipt
  3. Affidavit of Loss (in the event that Provisional receipt was missing / lost)
  4. Meralco Bill
  5. Water Bill
  6. Proof of payment – Updated Real Property Tax (RPT) receipt / Amilyar
  7. Photocopy of two (2) valid IDs with three (3) specimen signature
  8. Photocopy of Plan (refund for Major Bond only)
  9. (Notarized) Special Power of Attorney, if processed by others / Attorney-in-Fact.
